Austin area folks - question

My mother is interested in buying some investment property, possibly in the Austin area. She wants to take a trip there in the next month or so to look around.

What areas of town would be best to check out? Any areas to avoid?

Hill country is nice!!!!!

Not sure about downtown.

Best I remember 6th street is the fun side of town next to the capital.

I'm not from there but I've traveled there a lot. Fun town!
